Holbeach is a small market town in the South Holland district of southern Lincolnshire. Ideally situated near the borders of Lincolnshire, Cambridgeshire and Norfolk, the town lies 8 miles (13 km) from Spalding; 17 miles (27 km) from Boston; 20 miles (32 km) from King’s Lynn; 23 miles (37 km) from Peterborough; and 43 miles (69 km) by road from the county town of Lincoln.

Much of the economy of Holbeach has been based on food processing and bulb growing. The United Kingdom’s largest supplier of tulip and daffodil bulbs is situated to the north of the town and flour milling continues at Barrington Mill.

There are two primary schools in Holbeach – Holbeach Primary School and William Stukeley Church of England Primary School.
The local secondary school on Park Road was called the George Farmer Technology & Language College but, in September 2011, it became the University Academy Holbeach.

Holbeach is the base for a campus of the University of Lincoln, redeveloped in 2004 on the Park Road site of the former Holbeach Agricultural Centre and now known as Holbeach Technology Park. The campus specializes in food manufacturing technology.

Occupying the ground floor and basement of the former Chequers Hotel, the upper floors have been converted into residential apartments. The ground floor requires a full refurbishment, whilst the kitchen has some equipment which can be passed to an incoming tenant, the trading areas will require full decorative and fit out works. The landlord will take the property back to a shell with electric points and heating supplied to specification.

The ground floor is split into 2 areas, both accessed via the main front door and entrance vestibule. The main bar area centered around the main bar servery.
The Function room/lounge bar area – potential for functions or private dining, or to include as part of the main restaurant trade.
Ladies and gents w/c’s and catering kitchen.

We are advised that all mains services are connected to the property. These services have not been inspected or tested by the agent.

Offered for let on a new lease – minimum term of 5 year term.
The initial passing rent is £25,000 per annum free from any brewery ties – plus vat and landlords insurance.
Given the investment required by the incoming tenant, rent free incentives are available subject to status.

Due to the ongoing renovation works to the whole property the ground floor currently doesn’t attract any rates. Once the works are complete, the demise will need to be re assessed for rates and the tenant will be responsible for the rates payable.

We are advised that VAT will be chargeable on the Rent and on any Service charges and Landlords Insurance contributions required.

Both Parties will be responsible for their own legal costs.

There maybe a small service charge for the shared fire escape areas and car parking maintenance and general upkeep of common areas.
